While they all are not really sellable, throw out the trash, 2/3 of active listings have been on the market at least 90 days. So what to do? For a buyer, this could be your golden opportunity! Prices are coming down, sellers are giving crazy concessions, both to buyer and agents! The best deals in town are on new builds as builders want to unload inventory to meet their end of year goals! For sellers, get on board now! In most cases if selling is in your plan then buying is also, whether here locally or out of state. What you give up on the seller side, you're highly likely to make it up on the buy side. People ask me frequently, “where do you think the market is going?” My reply is always something to the effect of “I really don’t know, for sure. The gurus and statisticians say we will see the market become very active after mid January, but no one can really know. If I did know the answer, I wouldn’t be selling real estate, I’d be on an island somewhere in the Carribbean.” So what to do? If you’re looking to buy, buy now! If you’re planning to sell, get the home on the market! Because, “the times, they are a-changin'” Google the song and take a listen, it may ring as true for you as it does for me.
